Advice you can buy
before you hire us.
Three fixed-price products, each one a piece of the work we do for clients anyway. Try the thinking on a small decision before you trust it with a large one. Every fee is credited back in full if Coregia represents you.
The rule
Buy the advice. If you then hire us, the advice was free.
For sellers
Coregia Valuation Report
$199
per property
Sellers not ready to list, estate executors, owners refinancing, anyone who wants a second opinion on a number they have been given.
Order the report
What you get
—Three price scenarios: fast, market, and stretch, each with the comparable sales behind it
—A days-on-market read for your street and price band
—A seller net sheet at each scenario, so you see what lands in your account
—A 20-minute call to walk through it and answer the hard questions
Turnaround: Within 48 hours of the address and a short questionnaire
For investors
Deal Underwrite
$299
per property
First-time rental buyers, diaspora investors, and anyone bidding on a bank-owned or distressed home who wants the numbers before the emotion.
Order the underwrite
What you get
—Purchase price, repair budget, and after-repair value from comparable sales
—Market rent, debt coverage ratio, and year-one cash-on-cash return

Turnaround: Within two weeks; faster if you are in a live bidding window
For sellers
Seller Pricing Strategy Consult
$250
60-minute session
Owners selling on their own, or listing with another agent, who want a written price plan before the sign goes up.
Book the consult
What you get
—Launch price with the reasoning, and the price you should never go below
—The review date and the showing and offer thresholds that trigger a move
—The pre-agreed move, written down, so day 30 is a plan instead of a panic
—A one-page plan you can hand to whoever runs the listing
Turnaround: Session within one week of booking; the written plan follows within two business days
Questions before you buy
Is the Valuation Report an appraisal?
No. It is a broker price opinion prepared by a licensed Maryland real estate salesperson. A lender will still order its own appraisal. Ours tells you what the market will pay, which is a different question.
How does the credit work?
If Coregia represents you on the sale or purchase the report covered, the fee you paid is credited against our commission at closing. Buy the advice; if you hire us, it was free.
Who invoices me?
RE/MAX Excellence. Maryland requires fees for real estate services to flow through the brokerage, so the invoice and receipt come from the office.
Will you tell me not to buy or not to sell?
Yes. That is the point of paying for advice instead of getting it free from someone who only earns when you transact.
Not sure which one you need?
Twenty minutes, no pitch. We will point you at the right one, or tell you that you do not need any of them.
